What is a bridging loan?

A bridging loan is short-term finance secured against property. It bridges a gap: you need money now, and you have a clear way to repay it within months, usually by selling a property or refinancing onto a mortgage or longer-term loan.

UK borrowers use bridging finance to buy before they sell, break a property chain, complete an auction purchase within the deadline, buy or refurbish a property a mortgage lender will not yet accept, or release cash quickly for a business opportunity.

How bridging loans work

Interest is charged monthly rather than annually, typically between 0.4% and 1.5% per month depending on the property, the loan-to-value and your circumstances. You can usually pay the interest each month or have it rolled up and repaid with the loan at the end, so there are no monthly payments.

Most loans run for up to 12 to 18 months. On top of interest, expect an arrangement fee (usually 1-2% of the loan) plus valuation and legal fees, and sometimes an exit fee. Our bridging loan calculator shows what a loan could cost before you apply.

The most important part of any application is the exit strategy: how the loan will be repaid. Lenders look at the property, the amount you want to borrow against its value, and how realistic your exit is, more than your income alone.

Why compare lenders?

Comparing a wide panel of UK bridging lenders shows how the monthly rate, the fees and the term change the cost of the same property. Going to a single lender only shows that lender's product. There is no broker fee.
